WE DELIVER WHAT WE PROMISE

ON-TIME DELIVERY

a) We hereby agree to provide compensation in the amount of Rs. 50,000 in the event that we fail to hand over possession of the Apartment and the ready and complete Common Area within the Scheduled Date of Completion....Rs. 5,000 for a two-bedroom apartment and Rs. 7,500 rupees per month—or "Additional Compensation"—for a three-bedroom apartment, depending on the circumstances.
b) On the other hand, the Allotee is not entitled to simple interest or additional compensation if the delay is caused by:
(i) circumstances beyond our control; and
(ii) the Allotees' non-compliance with the terms and conditions of the Agreement to Sale. In addition, the Allottee must have made all payments within the timeframes specified in the Agreement for Sale or by us in order to be eligible for the Simple Interest and Additional Compensation.

SECURED INVESTMENTS

We promise you a secured investment, and transparency throughout. We assure that the base rate of the Apartment will not fluctuate post booking. ...The apartment's value will not change in any way, with the exception of changes caused by changes in the law.

PROPER RESOLUTION

a) If a structural defect occurs in the apartment within 30 (thirty) days of the Allotee's official notification, we will comply with RERA and fix it within 5 years of the first registration date. We agree to compensate you with a certain amount in the event that we fail to address...the problem(s) within the allotted time. 1,000 rupees per day for each day that the defect persists until the defect is fixed by us.
b) However, it is clarified that we will not be responsible for fixing any such defects if they are caused by the Allottee causing damage to the interior;
(i) due to damage caused by interior work by the Allottee;
(ii) if the defect is the result of a constructional change made by the Allotee in the Apartment, then all warranties and promises are null and void.
c) In addition, it is clarified that the warranties for all fittings, including electrical fittings and bathroom fixtures, shall be the responsibility of the companies providing these fittings, not Prabha Realty.

CORPORATE SOCIAL RESPONSIBILITY

Manor Realty pays a certain amount of the consideration paid by you for the growth of the under-privileged...You shall be recognised for the same and with cancellation of a booked flat, this amount shall not be refunded, whatsoever.

WORRY-FREE MAINTENANCE

We understand that building a home takes time. We assure that we will give you the time to complete the interiors of the Apartment after the hand-over is completed...The CAM charges have officially been started by Prabha Realty
